I built CoChalet because I wanted this structure for myself first. After three years spending real money on mountain weekends I could use but never own, the question became obvious: Why should the people who love the place most keep funding someone else’s equity?

So I wrote the first check myself. I built the first model. Then I rebuilt it, again and again. Forty-eight months, twenty-five iterations, and $425,000 of personal capital later, CoChalet is no longer a conceptual pitch. It’s the structure I wanted as a first owner.

What exactly am I buying, legally?
A deeded 10% Ensemble share of a specific, titled property — not a points pool, not a rotation, not a timeshare. Title and governance sit in a Quebec legal structure under legal review. When we talk, you will see the actual structure.
How does Quebec securities regulation apply here?
Deeded co-ownership can intersect with AMF / OSC frameworks depending on structure. We are building with explicit legal review so the answer is precise before we sell. Pre-revenue is not pre-rigorous.
What happens if I want out in year 4?
There is a defined exit path via internal transfer first, then external. It is not liquid like a stock — it is a deeded share — but it is not a locked box either. Specifics are shared after qualification and legal review.
How is scheduling handled with 3 co-owners?
A rolling 3-year peak rotation is published before you sign. Christmas in year 1, March Break in year 2, Labour Day in year 3. Then it restarts. Designed by owners, not by a hospitality brand.
What does the entry stake actually cover?
Your 10% Ensemble share of the asset and its pro-rata share of furniture, staging, and closing costs. Entry stakes begin in the low six figures; ongoing operating fees are separate and disclosed on the call — never hidden in fine print.
Who makes decisions when something breaks?
An elected owner council with published decision thresholds. Justin Kausel sits on it as First Co-Owner but does not have a controlling vote. No shadow management company.
What is NOT included in the entry stake?
The entry stake covers your deeded 10% share of the property title. It does NOT cover: (1) Operating fees (annual, pro-rata share for calendar, service, maintenance, staff). (2) Extraordinary capital repairs (shared by all owners if property damage exceeds insurance). (3) Optional services (private chef, additional cleaning, special amenities). (4) Member-voted special assessments (if required for major renovations or reserves). All operating mechanics are itemized in the diligence pack after qualification.
Can I rent out my time/nights to someone else?
Short-term rental is not the goal of the CoChalet model and may be restricted by the co-ownership agreement. Exact rules are shared after qualification and legal review.
How are operating fees set and approved?
The owner council votes annually on operating budgets. Fees are transparent, itemized (calendar coordination, service layer, maintenance, staff, insurance). Material budget increases require unanimous owner vote. The full operating fee model is shared after qualification.
What happens if Property 01 doesn't close by Q3 2026?
All applicants are notified. If the close is delayed beyond Q3 2026, you may withdraw from Alpine Circle or transfer your application to Property 02 specification. No prepaid deposits are held in a way that would prevent a clean withdrawal.
What does "approximately 37 nights" mean exactly?
It is the target annual use allocation associated with a 10% Ensemble share. The exact calendar mechanics, peak periods, and booking rules — including the 3-year peak-period rotation (e.g., Christmas year 1, March break year 2, Labour Day year 3) — are presented to qualified candidates before signing.
Do I need to be Canadian? What about US residents?
Canadian residency is preferred but not required. US residents can hold a 10% share through FIRPTA and US tax compliance (consulted separately by counsel). International residents discuss tax and legal implications during the founder call and with counsel before any commitment.
What are the next steps after I apply for Alpine Circle?
(1) You submit the short application. (2) You receive a confirmation email with next steps. (3) Justin reviews your application personally within a target 48-hour window. (4) If qualified, you receive Alpine Circle private présentation privée room access. (5) You book a founder call (60–90 minutes) to discuss Property 01 and the structure.
